Your case, the title insurance is to protect you. You should buy it even though you pay cash. What if someday somebody came with some document prove that he/she owns the house? This insurance pays you when that happens. Too sell you the ins, they have to do a search 1st.
Tax lien search is to make sure to tax due on the REO house. also should be necessary. Insurance amount should be same for any title company. At least it is this case for NJ/NY.
Teh stamp, probably FL's , you cannot escape that either.
Condo issue similiar, probably has to pay if buying a condo.

after all those fees/charges, maybe your investment is not a good deal. Your agent may hide those to you on purpose. Though some of them supposed to be know by a buyer somehow, someway.
