pro is that tenant tend to stay for a longer period of time, 3,5,even 10 years are not impossible. and also financing is hard, commercial loans are usually 5 year term with 20 years amortizing, unless you have lots cash in hand, holding commercial rentals can not effectively use OPM.
but the con is not easy to find a suitable tenant to fill the space, you can easily have 1 or 2 year vacancy in it.
I hold a mix portfolio, mostly residential, some commercial, commercials are definitely less headache.
