haha, here is another story that is even better, this one is my cousin live in Las Vegas.

he was a Realtor in LV, bought a house in 2005, for $400k, it was a short sale, worth $450k or so. after he bought it, paint and redeco, apply for a equity loan, bank appraised for $700k since the market was red hot back then, so he got 2 loans total of $660k, pocketed $250k in cash.

last year, the market turn south, his business down 80%, so he stop payments on both, try short sale the house for $260k, last time I talk to him, house sold for $215k.
