If you want to renovate and sell, take option one, which is an excellent option.

If you want to rent, option two is not a bad thing, unless you want to manage yourself. I pay 10% of the rent to my PM.

Do not even think collecting rent if you take option one, lots of owners have to pay the tenant to move out.
