so much excitement for 1 day, tenant found mold in a SFH

so much excitement for 1 day, tenant found mold in the bathroom, didn't bother to call me first, instead she call health department, an inspector came out and found a broken pipe in the craw space, God knows hong long it is been broken, but anyway, I have a problem.

so first thing I dis was to call my insurance, reconfirm that I have coverage up to 15k for cleaning, plus rent lost.

next step is to find out what the health department require me to do before they condemn the property.
