after 2 month working with the city. the architect finally got the preliminary plans finish on the apartment complex expansion. This parcel we own, about 2.4 acres, we want to build 52 units, consist of 4 studio, 4 1-bedroom, 38 3-bedroom, 6 4-bedroom, all townhouse style with 1 car garage.
The city planner finally signed off, so we forward it to the county surveyor and got rejected, they want 50 feet setback from the bank of the creek run alone the property line, if we do so, we will lost 30% of build-able space, which will only allow us to build 43 units.
Now, we need to hire a RE attorney to appeal this, I am hoping not to wage an expensive war with the city.
