1.any windows A/C will do. actually if you check the compressor, it probalby is all made by LG.
You need both heating and cooling unit. I do not see any difference in terms of brands.
2. You have to call your contractor. here it is about $450 - $600 per installation.
3. I do not pay any utitilty (you do not want to pay utility if you have A/C) for tenants. They are responsible for paying.
