and you don't need a high end package, just some simple ones can do.

peachtree pro, good for more detail accounting, best use for SFHs, you can keep tract expenses per each property.

quickbook simple start, pro version is great but really do not need, very simple, best to use for multi family complexes.

you can get peachtree free after rebate at staples few times a year.

quickbook simple start can download free from intuit.com, but the download version limited to 5 properties and 20 vendors, you can also get the full retail version of simple start free after rebate once or twice a year, office depot had it free last week.

I also kept a excel sheet for backup.
