1。当一个房子foreclosure时,交易记录会有一个价钱,比如下面的例子,该房2008年8月foreclose, 2009年月银行拿出来卖,出低于市场价10万(出价55万),最终57万成交。那么,2008年8月foreclosure时的那个交易价621,988是怎么来的,怎么算的呢?有些什么意义呢?

2。曾经差点买一房,在正式remove contigencies 之前退出,当告知我们的agent 不买时,他让我在一表格“CANCELLATION OF CONTRACT, RELEASE OF DEPOSIT AND JOINT ESCROW INSTRUCTIONS" 签字,这表格有2部分,一是”CANCELLATION OF CONTRACT", 另一部分是"RELEASE OF DEPOSIT", agent 让我们不用在上面作任何选项打钩,只是在2个部分都签字。我可以理解第一部分要签,但是,第部分”RELEASE OF DEPOSIT",上面有4个选项,a. seller authorizes release of deposit, less buyer's fees and costs, to buyer.
b.buyer authorizes release of deposit, less seller's fees and costs, to seller
c.both buyer and seller acknowledge mutual cancellation of the agreement and authorize Escrow holder to continue to hold the deposit until receiveing subsequent mutual instructions, judicial decision or arbitration award.
d. Other.
如果我们什么选项都不填,只签字,那卖方不是可以在上面选对他们有利的选项,比如b? 觉得这个代理叫我们在没做任何也签这个部分,程序上好象不对。后来,卖方又要求我们签一份补充,同意帮他们承担2,3百费用,把这事给结了。
3。如果在remove contigencies 之前 back out,一定要给卖方理由吗?比如虽然工作没问题,但借口工作可能会有问题,不买了,可以吗?如果卖方死活要卖给我,他可以以我并没有被公司解雇,以此为理由,吞掉我的押金吗?(虽然已经过了17天解除期限,而我没签任何文件解除康庭卷西)还有,你提到inspection contigency is a useful to bargain with the seller, or maybe can use to back out. 这 inspection contigency的范畴有多广,包刮both section 1 and section 2 ? If the seller doesn't want to compensate for section 1 items, the buyers can back out without any obligations and get the deposit back, right? If the buyer wants the seller to compensate for section 2 but the seller refuses, the buyer still can walk away without obligations and get the deposit back, right?
