If you don't rent to them, then you have to refund 100%

If they put in writing that they want to cancel the lease, then you can keep 100%.

If nothing in writing and you want to cancel it, you need to refund 100%.

One other important-- you need to let them sign the agreement to cancel the lease. Otherwise, you could get into more troubles.
