购房过程中的问题，在家坛贴了，再在这里也问问：

购房合同已签，也给了定金，现在inspection发现了很多的问题，目前正在和卖主商讨修缮事宜，预计卖主会同意修缮。问题是怎样保证修缮会合乎标准呢？根据合同，在close日期前5天买主可以检查修缮的项目，如果此时修缮出现纠纷，作为买家怎样处理保护自己的利益呢？感觉很被动，推迟close? 上法庭？不希望发生这些事情，太浪费时间和精力。顺便问一下：要买的这个房子一直是作为出租用房，维护很差，但地理位置不错，大家是不是都不愿意购买这种房子呢？说说你们的观点，我现在还有三天的时间选择撤消合同退出。拿回我的定金。
