Cost cutting.
If the rental agreement is utility inclusive, cost cut can do a lot!
Even if it is not, still can do a lot. E.g: When I am doing roomy house, adding extra bathroom or turn potential space to extra rooms can generate more revenue and be very effective. Another example: preventive maintenance can save a lot of repair cost
