rent to section 8 or non-section 8?

I got two applicants, one is section 8, one is regular renter. The section 8 one is a woman with three children (two teenage), and possibly her mother. The good thing for her is she is ready to move in as long as we go through the process, the concern is this family may not take care of the property as regular renter. The regular one is a couple with a 8 years boy, the family has decent income and also look decent(haven't check credits yet, wait for the site setup), but their current lease is to the end of May, they said the earliest time they can consider moving is May 15.

Which one i should rent to?
