在湾区Sunnyvale买了独立房,是不是一个好的投资,it depends...

2008年11月我们在湾区Sunnyvale（94086）买了3房2浴独立房, 共$500,000. 装修用去$5,000.开始学做小房东。

现已出租。2,400美元。租期一年。各位大师认为如何？是不是一个好的投资？

-- How much down payment you put in?
-- Does the $2400 rent cover the (mortgage+property TAX+Insurance + Maintenance)?
-- If yes, it is not too bad.
-- If NO, how much you have to put in from your salary every month?
-- You will regret if the housing market going down more, you will feel you were stupid purchased in a higher time.
-- You will feel regret if the housing market going up, you will think you purchased only one house, you wish you should purchased more.

-- Anyway, as long as the cash flow is positive, you are good.
-- As long as the housing market going up in a long run and you can find renter to pay the fee for the house, you are excellent.
