rent situation discuss

It seems to me that it is tough to rent out rooms. I even saw a post of $395 for 1bed apartment! I am trying to rent out rooms to university students (I have a house close to university). Quite a few came to see and then left. I do not understand anything wrong? A block away from my house, I saw two empty houses , and a rental company still has a few studio for rent. All these houses/apts are just 10 -15 minutes walk to the school.

I still try to figure it out. 这些人不租房子，难道睡大街？What is going on now?
