You have two ways to cancel the contract:

1. Anytime before the contract offer is accepted by the seller. You just need to send a fax to your realtor telling him/her that you want to cancel the offer.

2. Even if the contract offer is accepted, if there is an HOA, in most states, you can cancel it within three days after the HOA document is received.

3. Any other contigencies, such as finantial, or home inspection contigencies?
