some state has a land certificate system that you can own the property without land but you can to pay rent to the deed owner, I think MA maybe one of them.

another thing you need to watch out is this duplex must deed as a condominium (condo conversion?), check the community bylaw.

you need to consult a local real estate attorney before you make your purchase.
