现在的confirming loan 的贷款都需要多少downpay? at least 10%?

那如果是房价高的时候买的房子，比如我朋友75万2006年一月买的，现在跌到65万，他们放了15万down, 那现在一appraisal 是不是就变成 5万的 equity 了? 那5万根本不够 10% down of 65万呀，还能refinance 么? 当时有一个second loan, 是个5年的 interest only, 能refinance 到一起么?

好几个朋友都是这种情况，不过她们自己倒没认为不能refinance.

But eventually it will help the RE market when the interest rate is lower. So the ARM rate will go lower.
But the qualification is more difficult than 2003-2006/2007.
