请教 interest rate?

现在的30year mortgage 又涨了。 今天问了一下。
1 point, 5.65% 左右。
0 point， 6.25% 左右。

去看了Chase, BOA, Wellsfargo的rate 都差不多。
为什么Bankrate.com的 rate 都比较低， loan officer 说有猫腻，请miat42, va-landlord等高手解答一下。
