I just found out they are only willding to do the lower of

purchase price and aprraisal value. Because of the low purchase price, I will get significantly lower financing.

If I have already held the property for 12 months, then they will finance on the appraisal value.

But I cannot wait, so I will just go ahead get whatever they are will to do at the moment, and may go back to them after six months to see if they can do more.
