and then lower $50 or so, you will be able to rent it.

It really depends on the time of the year, your location, the local rental market, etc.

Usually in April, May, and Sept., it is relatively easy to rent something out.

Prime location always add a plus.

If your property is in a large metro area, the market should be very sensitive to price, so a listing price that is $50, or even $25 lower than the market will make a big difference.
