12 months. After that it is automatically month to month tenant according to Tenant protect act. The only thing I can do is to convert into owner occupied house and have a paralegal service to draft a notice to current tenants. It could work for me because I am living in a 2 bedroom apartment, paying only $715/month inclusive.
However, because the current tenants already know my intention they can sue me. My best choice is just be patient and wait.
