请教投资房高手们；如果是你这两个房你会选哪个？

两个都是REO,在同一个小区，只隔了几条街。年龄和面积基本相同，都是3卧2浴。唯一的区别是A房condition很差，里外各个房间都需要全面装修（比如墙上有大窟窿，厨房设备全无）；B房则除了换换地毯，刷刷墙之外基本不需要做什么（不是hardwood floor,但作为出租房也可以了）。两房要价相差约4万美金。选哪一个好呢？lg不handy,所以如果买了A房的话要请装修公司。。。
