Only on theary. Yourself can try it. I am sure you can not get that much in return. There is not such thing called tax free. Plus you have to consider AMT if you are true high income. Not all mortgage interest is tax deductable. I calculated with my accountant based on SP 500 average return. If I pay 6% interest I do not make that much extra money by taking 30 years mortgage. The only benefit is that I have the money on my own account for emergency.
