The last sold unit was almost identical to this one and this is the only available unit in the same community. I observed the local condo market for a long time and it seems to me that if you price your unit 10 to 20 K lower than the comparables, it would be sold quickly.

In addition, it's going to be the peak season in 2 months, so most likely I would be able to sell it in a short time.
