买房和投资房的策略？

我几年前买了一个condo, 最近又买了一个新房A, 是这样打算的避税的：
１. 搬进新房A，把condo 出租2年, 然后在2010卖掉. 这样的打算是为了拿到免captial gain 税　（符合５年内自住２年的规定）．
2. 到了2010年，把卖condo 的钱，继续贷款再买一个房子B，
如果不怕麻烦，从现在的新房A 搬到这个房子B ，把新房A 出租２年，再卖掉 A，同样拿到免税的部分．

这样做合理吗？_(^)
