Here is one question on your approach:
First, assume that both houses are in the same city/school district (meaning that you do not need to change job or relocate). If you current home still have a value of $800K (the one you bought in 2002 with $400K), the new house (Pulte 25% discount from 600K to 400K) must be MUCH smaller than your current home. So it is the lifestyle change, not your method, that earns you extra money. I never heard of that 25% DISCOUNT from home builder on new house. It is just a wishful thinking.
