Buy it with the current rate, and do a no-cost refinance when the rate is much lower.
The rate fluctuate all the time, who knows if it will be much lower again in a few months.
It was low at the beginning of 2006. I locked in the rate, but did not get closed due to personal reason. I had been so regret. Then the past spring, I refinanced with a low rate.
So, there will be opportunities. There is a reason for the rate to go up, but there will be reasons for the rate to go down.
