Since I live in Bayarea, it is hard to find some investment house you can have positive cash flow right away.

What I did is: I bought a house and lived there for two or three years, then bought another house and moved in to the second house and put my first one to rent.

Because house price in Bayarea, especially in good school district, keeps going up, my main purpose is price appreciation, not positive cash flow.
