tenant, doesn't agree with my rent increase. I already give her lower than market rent.

I cannot afford this rent increased price. I am working the same salary as I was last year. I have not received any increase of any sort. My other bills have increase such as ConEd. The apartment is still a small size and the roach infestation remains despite having the exterminator spray every month and setting roach bait throughout the apartment. I am a reliable tenant who always pays the rent on time and gives no trouble to you or my neighbors. Can we please negotiate something more reasonable that can accommodate the both of us?
