请教一下关于孩子上grad school租房的问题

孩子和一个同学准备租房，两人都是incoming 研究生，不喜欢学校分的housing. 现在看中了一个apartment, 看起来是私人own 的，房东的儿子自己在管理。现在这个房东要两学生交credit report and tax return.

租房一般不都是房东去查credit report 吗？租客申请交申请费就行了。

另外，这两新研究生去年也没啥收入，读博是有足够的stipends 租这个公寓了，但tax return 是去年的，并没有几个钱。

不知道这里有没有什么red flags?
