I know for a fact that 房贷名字!=房产名字:

1. You may have one person on a loan, and still have both on title. This happens when a single person qualifies for the loan. In that case, two people may qualify for two loans (two properties)

2. You may also have one person on title, and both on loan. This happens when one person cannot qualify for a loan and need another person to help qualify for it.

Of course there are complications on ownership and responsibility
