胆小的老大

LOL，刚说看到一个condo觉得不错，一算账又觉得太贵了：房子上的钱（mortgage+tax+insurance+utility bill）超过了拿到手的paycheck的一半，还要3000块的吃饭钱，那就没有钱存emergency fund了。。。

老爸说：存满了401k，还能让ends meet就是普通美国人的生活了。你付完了downpayment，应该还有6个月的emergency money，另外六个月慢慢存，爹妈的retirement account是你的下一个12个月的emergency fund。如果mortgage rate下降，可以refinance，mortgage少一些；工资会慢慢涨一点；当然，你也可以少出门吃几顿，自己做的也许还健康一些呢。。。开始有点squeezed是肯定的，也是好事。往后习惯了，就学会节省了。。。

哎，还说也后悔上礼拜我forward给她的一个新装修的condo没去offer一下，三天后就卖出去了。正好是她中意的地段，除了结构，里面设备全新啊。。。我说你找你的realtor打听一下成交价，到底有没有比标价高，高多少。。。以后就有心理准备怎么给offer了。。。
