Another data point

Our house is within a large sub division. Students from the most of the more than 100 houses go to one HS which is within 1 mile of every house. However, students from around 15 houses on our particular street go to another school district about 5 miles away.

All same houses built around the same time, by the same builders. The price is at least 20% different.

The HS near the house rarely sends anyone to a Top 20 school, none to HYPSM recently. Our HS send at least 10% to top 20 and at least one to HYPSM each year.
