父母去世，没有留遗嘱

国内有一处房产，现在国内姊妹要出售套现，已经找到买家并签了协议。我因为刚刚换工作不能马上回国。中介通知并建议我到中国大使馆去办放弃手续，并公证，那样他们才能完成买卖交易。有两个问题想请教下大家：

1）。 为给母亲办移民我前年已经加入美国国籍，是否还能享受中国大使馆的公证服务？

2）。如果我本人回不去， 也不想放弃，可以委托他人代替我完成我那一部分的交易，并拿到我应得的那一份额吗？ 没有中国国籍了，怎么操作才可以呢？
