inspection后cancel合同,对方律师却一直拖着.

购房合同里写"In the event that a defect, damage, adverse environmental condition, pest infestation is found on the property,Buyer may either cancel the contract or request seller to correct same.

我们做完inspection之后决定取消合同,周一给我们的律师明确表示要取消合同,之后周三对方表示希望降些价促成交易,不过我们再次明确表示要取消合同,可是直到今天对方律师还没有就此作出回应.

我想请教各位:我们按照合同条款的约定,在必要时行使了cancel the contract的权力,向对方提出了取消和约.是不是双方的合同到此就失效了,还是要等到对方正式回应确认取消才算为合同失效呢.如果是后者,而对方又迟迟不回复,那我们还应该怎么做呢?
