Though it is fair legally, but pratically,it is unfair for most tenants. Because tenants do not have the time and energy to study Rental Act as most landlords do.

Knowledge is Power. Knowledge is Money. if you plan to rent for more than 2 years, it is worth your time to study the local Rental Act.
