该告谁?

最近通过一中介买房, 原房主在MLS 上列了 “ all appliances included, play set, storage shed, water softener/with reverse osmoses are added bonus.” 我的中介只列了 “include all appliance: stove, fridge, dish washer, washer, dryer, play set, storage shed and water softener.” 问他为何不列 reverse osmoses? 他说是一样的. 现在原房主把 reverse osmoses 搬走了, 我该找谁算帐?

1. water softener 是除钙镁等硬离子的, 主要用于洗涤/洗澡 , 但除后的水含钠高,非要用 reverse osmoses 处理后才能饮用, 这俩套系统可以单调安装. 请问我的中介有理吗? 他说我该告原房主.

2. 个人认为我的中介没有尽到他的责任, causing 这些不必要的confusion. 还有他帮我卖房时, 接到 offer 的时候, 同时拿出一买房合约逼着我签, “想卖房? 先签买房合约”. 这让我非常反感. 因要买的房子较远, 非常不方便, 他总共就没带我看几个房子.

请问我能上 small claim court 告他吗? 有case 吗? 或者减他$2000 commission, 让他告我?
