租了个房子,想提前搬出,但是要交罚款两个月租金,可是房东已

broken contract. In the contract (singed with a leesing company), the owner of the house is supposed to provide lawn care/yard care (cutting grasses etc.)

But the owner only provided only one time service since we have moved in several months ago, we have been providing yard care ourselves (cutting grasses, seeding owner's yard, etc.). So the owner has already broken the contract in the first place. Will we have to pay 罚款 if we move out of the house before the contract period ends.
