天上掉馅饼了么. 该接么. 怎么接?

碰到女儿同学母亲. 惊闻她们在short sale房子. 我想请教如下问题:
1. 房子的售价与我朋友有关系么. 如果没有, 希望她能给点内部消息.合法么?
2. 银行是通过realtor在卖, 银行所得是不是售价要减去realtor的费用. 我没有realtor, 没有买short sell的经验. 我有什么特别要注意的么. 我是不是要找一个realtor比较好还是自己买.
