你的帖子中有言 "甚至考虑要起诉他..."
除非你是地方撿查官(或聯邦撿查官)你"不能"起诉他 !
況且這是民事官司.....

(2)房子是他的，他當然有權租給誰 ! ( your so called lease is not a contract, it does not maen any thing)
(3)Most important, you are very lucky, your land loard is willing to return your deposit. A lot of time he can just keep it, because it is you refuse to continue this leasing agreement, not him.
(4)Of course, he should keep his word ! but in legal world it does not mean anything ! Sorry for this .
