Although different states have different policies regarding lease, in general, lease is a contract. When you sign a one-year lease, you have the duty to pay one year rent under this contract. If you fail to do so, you breach your contract and is liable for the other party's loss.

You may talk to your landlord, see if you are allowed to sublease your apartment. In most cases, sublease is allowed.
