You want to move out because of the school issues. It has very little to do with the condition of the house. You are the one that is going to take the hit.

Grass, Ceiling fans .... those are minor issues that does not allow you to get out of the lease clean. Exposed outlet is a safety hazard and possible fire hazard. however it is easy to fix.

His demand is very standard. I dont think he is unreasonable.
