房屋损伤和邻居

各位大侠，我有一个Townhome在houston，最近我发现我家的屋顶水檐因为邻居的树在风吹动时的摇晃弄坏。但是我们都是买的二手房，不能证明是他买房后发生的损失。请教如何求得赔偿？
