If you are not satisfied with your insurance company's indemnify, you can ask for help from attorney

If your tenant's son has mental problem, my suggestion is no.

Your insurance company has its own adjuster to investigate the whole case.

You'd better to find an appraiser to evaluate your house up-to-date value in the market first however, if you are not satisfied with your insurance company's final settlement, hiring a public adjuster is an efficent way to deal with insurance company.

One public adjuster called me and asked for 10% of my final check. Is it fair?

4. How do I protect myself to avoid my tenant sue me?
I don't think so your tenant will sue you. I don't know if your tenant has had renter insurance, some insureds burn down the house in order to make profit from renter insurance co, that is called "arson profit" which is crime.


5. Is the leasing agreement (3/2007-2/2008) still good or terminated automatically?
send a certified notice of eviction letter to your tenant.
