apt,I appreciate you help so much,one more question

他现在通过broker来卖，而且已经和另外一个买家under agreement,如果我去告他，胜算是多少呀，如果真能赢，我宁愿去sue他，去争这口气。万分感谢！！我已给他付了2个月的房租，他却背着我偷偷和别人洽谈，哎。
