也问个租房LEASE的问题

我们是2003年9月和老房东签的LEASE，当时是说一年一签，第一年押金525刀。后来老房东还在，但是不管事儿了，新房东（SON-IN-LAW）就忽略LEASE的事儿了。到现在3年了，没LEASE。如果我们搬走的话，怎么算呢？是直接搬走呢，还是提前3个月通知房东？如果旧的LEASE涉及了违约金的事儿，我们还需要付吗？
