有见过卖房的提供房产评估的吗？评估会高估吗？急！

昨天看房，见到卖房的主人提供了一份刚作的房产评估，房产评估上讲此房值４６万， 房主要价４３。６万。 好像我要买是占了很大的便宜，都不好还价了。 可是附近相似的房子也才４１到４２万左右。

我的经纪也讲没见过提供房产评估的情况，他也说这是占了很大的便宜， 要我４４万下Offer。
