sue your agent. Your agent should take care your house but he failed. Read your contract with agent carefully. In CA you are able to file complaint to DRE(department of real estate) and your agent's license will be suspended if you win the case. Mostly, if you win the case in court, DRE will order your agent reimburse the cost to you.
