看中一房,房价60万,我出现金购买.
对方有SELLER AGENT, 我本来让他做DUAL AGENT, 向他要回扣2.5%, 他竟然不同意, 要我找个AGENT, 经纪人佣金6%, 本州买卖双方都必须负1.5%房产转户税, 合起来就是9%没了, 也就是说5万4千圆.
所以我单独给卖房人提议, 转房产给我, 1分钱, 我另外给他57万. 这样一来, 他省了1万5千. (他本来净入55万5千, 现得57万), 我省了近4万. (本来要付60.9万,现付57万).
卖方挺高兴, 但是担心违法. 请问我这样做合法吗?
如果不合法, 就把合同价定在30万, 这样一来, 他省7.5千, 我省2万, 给经纪人1.8万, 交政府税9千. 这样做是不是也不合法呢?
再不行, 定价在50万, 我给卖方BONUS 9万, 总应该合法吧, 因为BONUS是合法的, 但是有没有限度呢?
请专家指教!
